Whether the customer/user is looking for a speculative lease opportunity, a build to suit for either lease or ownership, or a design/build opportunity, SAI can meet the needs of the user.
Build To Suit, Design/Build and Fee Development
The concept of a “Build to Suit” can and does have several meanings, each of which is tied to a separate but distinct goal of a user. The process as outlined below can be put to work for the needs of a customer/user on a variety of levels. The following concepts are representative of the different means available to the user for resolution of their facilities needs.
Design/Build – The user who is focused on the day-to-day operation of its business and needs and/or desires the involvement of a firm such as SAI most often employs the design/build concept. We are ready and capable to provide the user a “turnkey” solution to the facilities requirement.
We provide the site, architectural and engineering services, project financing and deliver the project to the user complete and ready for occupancy. The risks associated with environmental issues, financing, construction and delivery of the project rest solely on our shoulders. This concept provides the user with the greatest level of flexibility and the lowest risk associated with the build to suit process.
Fee Development – The alternative to the Design/Build concept is that of the “Fee Development.” Fee development is an excellent alternative for the user with significant experience in the real estate and facilities development fields, but needs and/or requires the assistance of a professional service provider to manage the process.
There are many factorsthat must be taken into consideration when contemplating a new development project. These factors include:
- The aesthetic design and functionality of the project
- The integration of the concept into the surrounding area
- Municipal governance
- The economic feasibility of the project
SAI has the experience and background to view these factors from the perspective of creating long-term investment value in the real estate.
The development process encompasses five distinct stages:
Concept Development and Analysis – The process of design development, including architectural concept drawings, preliminary investigation of the infrastructure serving the proposed development, soils and environmental testing, preliminary materials selections and cost budgeting.
Feasibility Analysis – A two-phase process of financial and market analysis, which is used to determine the viability of the project from a financial and investment perspective. SAI uses sophisticated financial modeling to determine the overall cost of the development.
Master Planning – This phase of the process involves the finalization of the site plans, architectural concepts, utilities and infrastructure requirements, creation of the operating expense pro forma, finalization of the construction budgets, short listing of the potential contractors for the construction and identification of potential lenders for the project.
Pre-Development – The final steps prior to the actual commencement of construction include the release of the architects and engineers for completion of the construction documents, securing the financing commitment, final selection of the general contractor and closing of the land contract. Upon completion of the construction documents, permits including land disturbance, foundation and building are applied for and secured.
Development and Construction – The development and construction process is an exercise in effective management and oversight. From the daily interaction with the general contractor and architects to the cost accounting procedures necessary for effective cost control, SAI provides a detailed hands-on level of management of the process to ensure the completion of the project on time and within budget.
