Property Management

Construction Management
SAI provides Construction Management services both on a third-party fee basis as well as part of our Development Services platform. There are five key phases of the Construction Management process.

  • Pre-Construction Consulting - Services include the review of preliminary designs; recommendations on the feasibility of potential methods of construction;
    availability of materials and labor; time requirements for procurement, installation and construction; budgeting and value engineering; and project scheduling.
  • Project Initiation - Detailed estimates of construction costs; coordination of contract documents; evaluation of design details for potential conflicts in availability, construction feasibility, and maintenance of schedule and budget; initiation and management of safety programs; arrangement for temporary facilities, equipment, services and materials for common use of subcontractors; management of potential jurisdictional disputes; management of governmental and labor programs; materials procurement schedules; and establishment of pre-qualification criteria for bidders.
  • Contractor Selection - Develop bid list; establish bid schedule; coordinate pre-bid conferences; assist in issuance of addenda for bidders; work with the
    Architect to review and analyze bids; make recommendations for final selection; conduct pre-award conferences, review and approve subcontractor lists; and provide administrative, management and related services as required to coordinate activities of the General Contractor, the Architect and Ownership.
  • Construction Phase - Schedule and conduct progress meetings; monitor and update construction schedule; monitor and update construction budgets; maintain cost accounting records; manage and oversee change orders; review and process payment applications; monitor and enforce safety programs; verify payments for fees and assessments; oversee and manage third-party professionals and testing services; provide progress reporting; ensure maintenance of the daily logs.
  • Start-Up and Delivery - In conjunction with the Architect and Owners, maintenance personnel manage the initial start-up and testing of the utilities, mechanical, central plumbing and electrical systems; verify substantial completion of each subcontractor’s designated work; building punch list; verify overall substantial completion of work; assist in preparation of Certificates of Substantial Completion; coordinate through the General Contractor the final inspections and receipt of the Certificate of Occupancy; Secure and transmit to Ownership the guarantees, bonds, releases, affidavits and waivers; deliver the keys, logs, project manuals, record drawings and maintenance stocks to Ownership.
